Land for sale at €150k not for large-scale build

A PLOT of land in Kiltipper that is for sale with an asking price of €150,000 will not be the site of large-scale residential development, according to the estate agent handling the sale and a local councillor, reports Aideen O’Flaherty.

The four-acre site is just off the Old Bawn Road on the Kiltipper Road, and has been zoned as a Zone G3 site, meaning that the main aim of the site is to provide some level of conservation and to serve as an amenity or buffer space, or a green corridor/belt.

According to Deirdre O’Donovan, an Independent councillor for Rathfarnham, residents in the Kiltipper area were concerned that the site could be used for large-scale residential development.

“The main concern that residents had was that the site would be developed,” said Cllr O’Donovan, “but with a price tag of €150,000 and given the zoning, it is basically protected land.”

In the listing for the site, estate agents Ray Cooke Auctioneers stated that they felt the site had “huge potential for one or several residential or commercial buildings on the site subject to the relevant planning permission”.

Clarifying this statement, Ray Cooke told The Echo: “In my opinion, I can’t see the site being developed as a dense residential site, it might be for one or two one-off houses to be built over the years.”

Cllr O’Donovan added that she believes that the chances of the site getting planning permission for a large residential development are “negative” as a result of the zoning, concluding that “there’s so much development going on in that area, it’s important to keep that greenspace and that view of the mountains.”
