More information requested for development at Holohan Fitness

ADDITIONAL information has been requested by South Dublin County Council from Holohan Fitness Ltd in relation to its gym development at Kilnamanagh Shopping Centre.

Plans for the development consisted of the change of use of part of the first floor from retail to gym use within a unit with a gross floor area and alterations to ground-floor lobby entrance and steps.

The development also included the installation of a temporary wheelchair access ramp to the lobby entrance along the centre’s eastern elevation and planning permission for a 24-hour gym, erect two new external signs, including manifestations to first-floor windows and installation of bicycle parking.

The local authority has requested additional information seeking details: A detailed assessment and analysis for the potential noise nuisance and challenges from the operational use of the gym on a 24/7 basis; Proposals to negate any noise nuisance raised form the noise assessment report from the operational use of the gym must be submitted in the applicants response to ensure compliance with BS 8233 Guidelines for Sound Insulation and Noise Reduction for Buildings.

Also requested are details of the ventilation system in place to complement the use of the gymnasium and noise complaints received are primarily due to open windows and doors during gym sessions which allow internal noise generated in gyms to disperse outward and affect nearby residents.

The applicant shall submit proposals to mitigate against such noise nuisance and submit details of any proposed gym classes and music volumes/layout and limiter proposals (if any).
