Plans for construction of 385 residential units in Adamstown

A PROPOSAL for the construction of 385 residential units in the Adamstown Strategic Development Zone in Lucan has been submitted to South Dublin County Council.

Applicant Clear Real Estate Holdings Limited is seeking permission for the construction of 139 houses, 70 build-to-rent duplexes/apartments, 72 duplexes/apartments and 104 apartments.

The houses and residential units are to range between two- to six-storeys in height.

The 139 houses comprise 102 three-bedroom, two-storey terraced houses, and 37 four-bedroom, two-storey terraced houses.

The 70 build-to-rent duplexes/apartments comprise 35 two-bedroom units and 35 three-bedroom units.

The 72 duplexes/apartments units consist of 36 two-bedroom units and 36 three-bedroom units.

The 104 apartment units will be accommodated in two blocks ranging from four- to six-storeys, consisting of 48 one-bedroom units and 56 two-bedroom units.

Private rear gardens are provided for all houses, while private patios/terraces and balconies are provided for all duplexes and apartments.

Vehicular access to serve the development is provided off the Clonburris Southern Link Street which is currently under construction.

Pedestrian and cycle access is also provided to the Newcastle Road (R120) and to the Clonburris Southern Link Street.

A single-storey tenant amenity building is included, as are areas of public open space, 538 car parking spaces and 878 bicycle parking spaces, and bin and bicycle stores.

Provision of three ESB sub-stations, and the demolition of remaining walls and hardstanding associated with a former agricultural building, forms part of the plans.

The development proposed includes minor revisions to an attenuation pond, and connections to water services (wastewater, surface water and water supply).

A decision on the application is due from South Dublin County Council by April 6.
