
Plans to increase the number of one bedroom independent living units
ADDITIONAL information is being sought by Dublin City Council in relation to a developer’s plans to increase the number of one-bedroom independent living units at a permitted development in Crumlin.
Hilltop D12 Project Ltd previously received planning permission for the construction of 12 independent living units at a site to the side of St Agnes’s Convent on Armagh Road.
However, in their most recent application, they are seeking permission for the development of four additional units, bringing the overall total to 16.
The Hilltop D12 Project noted that the five car parking spaces that were approved in their first application remain unchanged and will serve the entire development.
On August 16 last, Dublin City Council requested additional information from the developer in relation to their proposal to increase the number of units at the site.
The council stated that the scale and massing of the resultant four-storey building – if the additional units are approved – would be “excessive” in relation to surrounding properties.
The local authority has requested that the applicant “re-examine the scale and massing” of the additional floor that would house the four units, and provide a setback from the lower floor.
The council also said the applicant had not submitted “sufficient information” to allow the council to “fully consider” the impact of the additional units.
The potential impacts on adjoining properties on Cashel Road include overshadowing amenity spaces, habitable rooms and enclosure.
The council has requested additional information in the form of a comprehensive overshadowing assessment.
The applicant has six months from the date of the council’s request for additional information to submit the required documentation.
