
Prime commercial land in Lucan goes on the market

A SITE of “prime commercial development land”, 23.5-hectare in size and located in Ballymakaily in Lucan, beside Grange Castle Business Park, is up for sale by private treaty.
A price for the land is only available on application, however, land in nearby Grange Castle is calculated to be €500,000 per acre, according a report by South Dublin County Council.

The land in Ballymakaily has been described by selling agents Savills as being located in “one of Dublin’s most rapidly expanding commercial districts”, with a number of multi-national companies including Takeda, Pfizer and Microsoft being in close proximity to the site.
Zoning for the land is mixed, as 16.05 hectares of the site is zoned for enterprise and employment-related uses, while the remainder of the site is zoned for rural and agricultural uses.
Savills have described the land as being located in an area that is “firmly on the map as Dublin’s data centre hub” and a “proven location” for large multi-national businesses.
The location also benefits from extensive road-improvement schemes in the area, including the widening of R120 Adamstown Road and the road widening of the R120 along the eastern boundary of the subject site as far as the Nangor Road.
The north of the site is bounded by post and wire fencing, hedgerows and farm buildings, while boundaries south and west are formed by hedgerows, with undeveloped lands bordering those boundaries.
The land is currently in tillage, and a yard, storage buildings and ancillary structures are located to the north of the site.
