
Receiver seeks over €6 million for Griffeen Centre in Lucan

THE GRIFFEEN Centre in Lucan went on the market recently with a guide price of €6.5 million. Dating from 2006, it is being sold by Brian Garry of QRE on behalf of a receiver appointed by AIB.
It comprises seven retail units, a crèche, six office suites, a restaurant, a medical centre and a community centre, which produces a rental income of €610,508.
To the front of the development there is a large surface car-park for approximately 94 cars, which enhances the centre’s usability and convenience for customers. Delivery access and waste storage is provided to the rear.
QRE estimates the occupancy rate is 96 per cent. The centre has an overall floor area of 2,972 sq m (32,000 sq ft).
The highest rent – €145,000 – is paid by Centra, which occupies about a quarter of the retail space. The other tenants include Pizza Hut (€70,000), McCabe’s Pharmacy (€50,000), Giraffe Childcare, and BoyleSports.
The centre extends to approximately 2,992.56 sq m (32,212 sq ft) on a GIA basis.

The centre is located approximately 15km from Dublin city centre and is approximately 3.5km southeast of Lucan village and situated at the corner of Griffeen Road and Griffeen Avenue.
