19 residential units approved for Tallaght Cross West

PLANS for the development of 19 residential units within the existing Tallaght Cross West development, which is located in Belgard Square West, have been given the green light by South Dublin County Council.

Plans for other areas of the building to be used for third level education purposes, and the development of a gymnasium and a creche, are also included in the successful application.

Applicant Irish Residential Properties Reit plc requested permission for the change of use of a number of units within the development last December, in order to house the residential units.

The submission includes plans for a permitted crèche at first-floor level will be changed to accommodate nine residential units, and for a permitted retail management suite and plant room at mezzanine floor level will be changed to provide three residential units.

There are further plans for a permitted gymnasium, also at mezzanine level, to be changed to house seven residential units.

The submission includes plans for these residential units to consist of four one-bedroom units, 14 two-bedroom units and one three-bedroom unit, with associated balconies/winter gardens.

The applicant is also seeking permission for the change of use of permitted retail and food court uses at ground, mezzanine and first-floor levels, to instead be used for third-level education purposes, and there are also plans for a permitted retail space of 2,885 sq m on the ground floor to be changed to facilitate medical use.

Further plans include the change of use of a permitted retail area of 1,918 sq m to be changed to accommodate gymnasium use at ground and mezzanine floor levels, and permission is also being sought for the change of use of a permitted retail area at ground and mezzanine floor levels to instead house a crèche facility.

The proposed development, the site of which is bounded principally by Belgard Square West, Cookstown Way and the Luas Red Line, will also include the provision of a crèche drop-off/collection area at Belgard Square West.

There are provisions for minor elevational works, including the repair, replacement and reconfiguration of existing curtain walling, windows and cladding with materials, and all ancillary site development works.

South Dublin County Council granted permission for the development last month.
