The Cuckoo’s Nest pub goes on the market at guide price of €4 million

THE Cuckoo’s Nest site has gone on the market for a guiding price of €4 million, with the Lynch family hoping to enter discussions with the buyer on operating the landmark pub.

Following the closure of the Cuckoo’s Nest due to spiralling debts in May 2015, a significant planning application for the development of a 45-unit residential estate on land to the rear of the pub was lodged with South Dublin County Council.

In January, county planners granted planning permission for the development, which also provides for renovations to the pub itself and the demolition of Tallaght Theatre – which will be reconstructed in the north-west corner of the site.

The landmark 4.5 acres site is now on the market for a guiding price of €4m, with the money made from the sale of the land, complete with planning permission, being used to pay off the banks – which the Lynch family also stressed would facilitate the opening of the pub.

Speaking with The Echo this week, Bernard Lynch, whose parents Phyllis and the late Peadar bought the Cuckoo’s Nest in the early sixties, confirmed that the plan was to always sell the land – with the family now hoping to enter into discussions with the new buyer or developer.

He told The Echo that the planning permission includes plans for the future of Tallaght Theatre and the pub, and that the Lynch family hopes to enter into discussions about the operation of the pub – which will be smaller when renovated.

The Greenhills Road site was this week officially placed on the market, complete with its planning permission for 39 three-bedroom houses and six two-bed apartments – and the alteration and renovation of the pub and the demolition and rebuilding of Tallaght Theatre.
