
Two sites beside Liffey Valley Centre up for sale

TWO sites with a total of six acres adjacent to Liffey Valley Shopping Centre are on the market with Savills.
The sites have a combined value of €6.65 million – Lot 1 (4.24 acres) is available for €4.7 million and Lot 2 (1.78 acres) has a price of €1.95 million.

Nicky Conneely from Savills said the two lots have “significant frontage to both the N4 and the internal Liffey Valley thoroughfare”.
The lots are zoned Major Retail Centre, with a range of possible uses including retail warehousing, office space, motor sales, and hotel, amongst other uses.
The sites, located just off the junction of the M50 and N4, and approximately 12km west of Dublin city centre between Lucan and Palmerstown, are close to the expansive residential suburbs of Castleknock, Clondalkin and Leixlip.
Lot 1 is positioned north of the main Liffey Valley entrance road, in among a number of motor showrooms such as Toyota, Kia, Volkswagen, Opel and Nissan.
It is bounded directly to the north by the N4, the south by a number of motor showrooms, the east by a vacant greenfield site and to the west by the Toyota showroom.
Lot 2 is on the secondary road to the north of the main Liffey Valley entrance roadway in between Giraffe Childcare and the Johnson & Johnson office building. It has a good profile and can be seen from the main thoroughfare and roundabout.
Savills says Liffey Valley “has become a significant retail destination in Dublin” which is accessed by car and by Dublin Bus who operate 16 routes to and from the area.
Liffey Valley Shopping Centre has recently undergone a significant expansion with the addition of space to provide more retail stores, a large cinema, extra restaurant and café units and most recently four drive-through units.
There are several established business parks nearby, which are home to some significant employers. Grange Castle Business Park is located only 3 km from the subject property or less than a five-minute drive.
This park is home to Pfizer, Takeda Pharmaceuticals and Cuisine de France. The property is also close to Park West Business Park and Citywest Campus.
