CEDARVALE Commercial Ltd have submitted plans for 129 residential units at Cooldown Commons, Fortunestown Lane, Dublin 24.

Plans contain proposals for 52 terraced houses, 47 duplex units, 24 apartments, six detached houses, shops and a crèche.

The overall proposed development follows a street-grid pattern set out in the Fortunestown Local Area Plan 2012, presenting an urban edge to the north of Fortunestown Lane Luas line, linking Citywest Shopping Centre to future development lands to the north.

The proposals contain three sectors – the first sector a triangular-shaped four-storey block facing Fortunestown Lane, containing retail/office units and crèche on ground floor, with apartments above ground.

Sector two comprises a residential block bounded by the new main street to the west, the Luas line to the south, and new parkland to the east.

Sector three comprises a small residential block at the north of the site, facing on main street.

The proposed development will be accessed from the Fortunestown Luas, with a new upgraded signalised junction across the Red Luas line, east of Fortunestown Luas station, and opposite Citywest Shopping Centre.

Lands around Fortunestown, Citywest and Boherboy have undergone significant changes in the last 20 years, with substantial residential and commercial development transforming a rural area into a developing outer suburb.

Developers have submitted plans for further developments throughout the area, with an availability of land zoned for residential under the county development plan.

The council are due to make a decision on the Cedarvale planning application by May 8.
