32 apartments are approved for sports and social club site

PLANNING permission has been granted for a new apartment complex at the site of the Ballyfermot Sports and Social Club.
Three Castle Investments are behind proposals to regenerate the site, set to include 32 apartments in four three-storey blocks, along with a phased demolition of the club, and creation of a new Ballyfermot United Sports and Social Club.

Plans lodged last year with Dublin City Council led to concerns by the owners of the neighbouring Gala building, surrounding access to their property.
Gala owners Kaifan Limited made a submission to the planning application, stating they “broadly support” the plan, but the development, as proposed, extended past pedestrian and vehicle gates to the rear of their property on Blackditch Road.
Dublin City Council planners subsequently shared this concern in a report to Three Castle Investments, and also cited the “under provision” of car parking spaces for the development.
In response, Three Castle submitted revised plans, increasing car parking spaces from six to 12, and enclosing a mobility management plan by NRB, to clarify how the development will meet the requirements of residents.
Up to 52 bicycle parking spaces are provided for in the revised plans, along with revised drawings to “present a continuous elevation to Blackditch Road.”
City planners consider the revised proposals addressed concerns regarding layout and design of the development.
Among the subject conditions laid out by the council in granting permission for the development, is a fee of €146k to the planning authority towards public infrastructure and facilities.
Ballyfermot United Sports and Social Club, who are the owners of the site, gave permission for the plans to be lodged with Dublin City Council last year.
