62 acre farm in Bohernabreena sold in the region of €2 million

A 62-ACRE farm on the outskirts of Tallaght with a guide price of €1.2m has been sold to a private buyer before it went to auction.

The farmlands were brought to the market by Coonan Property and were set to go to public auction at Tallaght Cross Hotel on October 6 but were sold to a private buyer a day in advance of the auction believed to be in the region of €2 million .

The agricultural lands are located on the south side of Ballymana Lane, Kiltipper, and extends to the northern side of Ballymaice Lane, Bohernabreena, Dublin 24. The property comprises of one lot of 16.21 acres including a single-storey cottage, coach house and outbuildings. The other lot comprises of 46.48 acres, including a derelict cottage with outbuildings.

The two interconnecting parcels of land were for sale as two separate lots or as one entire plot, at a guide priced at €1.2m.

Speaking about the recent sale, Philip Byrne, Director of Coonan Property, told The Echo: “It was sold before the auction – an offer was accepted for the entire lot pre-auction. We had a guide price of €1.2m and it was sold well in excess of the guide price.”

The lands are located in an area with two zoning objectives under the council’s current county development plan – agriculture and high amenity and offered an opportunity for large scale development such as childcare, bed and breakfast, public services, residential, community centres and more.

Despite this, Philip says that the buyer intends to refurbish the property for personal use.

“The buyer is a local businessman, and he bought the house to do it up and live in it,” explained Philip.

“We had loads of interest in it and the family that were selling it decided to accept the offer pre-auction for the entire property in one lot.”
