An Bord Pleanála demolishes plans to build eight houses

PLANS for demolition of a warehouse and construction of eight houses at a site in Walkinstown have been refused permission by An Bord Pleanala (ABP).

The application by Canmar Properties Ltd, sought the demolition of an existing warehouse building and all other structures at a site to the rear of houses on Walkinstown Road and Thomas Moore Road.

A number of residents objected to the plans, submitting objections citing loss of privacy, impact to access routes, and scale of the proposal in relation to existing homes in the area.

The site is located close to the junction at Walkinstown Road, Balfe Road and Long Mile Road (R110) in an area characterised by residential and commercial developments.

It is bounded by the public laneway and rear gardens of existing residential properties on Walkinstown Road to the west and the rear boundary walls of houses on Thomas Moore Road to the east.

In making their decision, ABP said: “Having regard to the narrow configuration, back land and isolated nature of the site, the predominance of end-on parking to the front of Block 4 proposed to serve development permitted under planning reference number ABP-307186-20 (4364/19), the poor outlook from the dwelling units towards the rear of existing residential properties and their lack of linkage or visual connectivity with the community amenity space serving the larger development permitted under planning reference number ABP-307186-20 (4364/19) of which it shall form part, it is considered that the proposed development would seriously injure the residential amenities of the future occupants, and would, therefore, be contrary to the proper planning and sustainable development of the area.”
