Application has not met basic requirement for planning

A PLANT hire company’s application for retention permission for a portacabin and mobile home at their site in Saggart is “completely deficient” and does not constitute a complete planning application.

This is according to South Dublin County Council, who last month refused retention permission for the structure in Bernard Reilly Plant Hire Ltd’s premises on Slade Road.

The company applied for retention permission for a portacabin with an area of c. 54sq.m and a mobile home with an area of c. 54sq.m.

Retention permission was also sought for the installation of electronic gates with a width of 10m, and the installation of a hardstanding/cement yard with an area of c. 1,020sq.m.

On January 19, the council refused retention permission on a number of grounds, including insufficient information being provided in the planning application.

“The applicant has not provided any details regarding the uses at the site, or how the structures for which retention is sought are used,” stated the council in its decision.

“Without this information, it cannot be determined that the development complies with the relevant policies and objectives of the South Dublin County Development Plan 2022-2028.”

The local authority further added: “The applicant has not provided drawings, save for a site layout plan and site location map, as required under 22(1) of the Planning and Development Regulations 2001 (as amended).

“This is completely deficient and would not constitute a complete planning application.

“The applicant has therefore not met the basic requirement to provide detailed plans, elevations and sections of all structures relating to an application, or have they provided any information regarding the supply of water and wastewater.

“The application therefore cannot adequately be assessed.” The council also noted in its decision that it could not be determined whether the development would pose a traffic hazard, based on the information provided by the applicant, and information also wasn’t supplied in relation to noise management.
