Developer seeks green light for 20 dwellings

Plans for the construction of 20 dwellings in Citywest have been lodged with South Dublin County Council by a developer, reports Hayden Moore.

The applicant, Citywest Ltd, is seeking permission to develop 14 two-storey detached and terraced houses along with six apartments and duplex units.

The housing side of the proposed development is comprised of six two-bed houses, seven three-bed houses and one four-bed house.

While the apartments and duplex units will be accommodated in one three-storey building comprised of three one-bed ground-floor units and three three-bed units overhead.

Serviced by the Luas Red Line to the south of the proposed development, access will be through the new vehicular entrance on the western boundary of the site.

In the application, this proposed development is characterised as being in tune with the “distinctiveness of Citywest Village” in the use of materials such as red bricks for the houses.

This proposed development is being considered under “phase two” of Citywest Village Northern Quarter, which has been under construction for four years.

The site is located to the north-east quadrant of Citywest Village and is divided into three sections – a 98-unit development, a proposed school, and proposed apartments.

In May, permission was granted for the development of 98 dwellings comprising of 59 houses and 39 duplex apartments.

In that application, it omitted the south-east corner of the lands subject to future development – which is where this current application is for.

The application for the 20 dwellings will complete the Northern Quarter.

The Northern Quarter completes the portion of housing between the permitted development of 98 dwellings and a proposed school site.

In the Citywest Village masterplan, a 1.33ha site east of that proposed school site and west of the Park and Ride Luas stop at Cheeverstown has been earmarked for apartments.

The closing date for submissions in relation to this proposed development of 20 dwellings is July 27, with a decision due from the council on August 17, 2021.
