€5.7m guide price for former ABB premises on Belgard Road

THE former ABB office and warehouse facility on the Belgard Road in Tallaght has gone on the market with a guide price of €5.7m.

The property comprises a single warehouse facility with three-storey office accommodation, and includes a large showroom, a large staff canteen and additional toilets and a workshop.

The building is of traditional steel frame construction with a metal deck roof, while the warehouse has a combination of full and half height block walls clad in double skin, metal deck sheeting panels.

The office accommodation is laid out over three floors to provide a double height reception area, and a mixture of open plan and cellular accommodation, with a large staff canteen and showroom area.

The entire property sits on a secure site measuring approximately 2.2 acres with access from Belgard Square East, according to the property listing by selling agent Richard Bielenberg from Colliers.

Global technology company ABB vacated the property, which served as its Irish headquarters, last year after 30 years in Tallaght, and moved to a new office in Sandyford.

In October 2021, prior to ABB leaving the premises, the site was the subject of a fast-track planning application for the development of 380 apartments, which would’ve included the demolition of the property.
