Former Foxhunter pub site sold for €3 million

THE Echo understands the former Foxhunter Pub on the N4 in Lucan has been sold – for a price in the region of €3m.
Agents Savills put the 3.1 acre site back on the market in November, which reportedly led to a good number of enquiries.

The Foxhunter closed its doors in 2012 and was put in the hands of receivers – five years after it was bought by Select Retail Holdings, a consortium that included property developer Bernard McNamara for about €17m.
A Savills spokesperson told The Echo: “The property is now sale agreed. Unfortunately, we are restricted in what information we can give you.
Other than a deal has been agreed and we do not believe the legal transaction has yet been finalised.”
The Echo understands there was a guide price of €2.75m for the property, but the sale possibly exceeded this.
Contracts are not believed to have been signed as of yet, however the process can usually take between 8 to 12 weeks.
At one stage in 2006, the site had planning permission for the construction of 14 houses, but the development never went ahead.

After it closed in 2012, the property was in the hands of receiver Tom Kavanagh before being sold to Avoca in 2014.
However, plans for the luxury retail chain to open an artisan craft shop at the site, were mired in a complicated legal-contractual muddle.
Avoca planned to invest €3.7 million, and create 50 jobs but pulled out in early 2016 due to a “legal-contractual” issue.
Ownership of the site is also unclear due to data protection, but when put back on the market last year, agents suggested the property would interest retailers, forecourt operators, food and beverage providers, and speculators.
It could also be of interest for residential development, which would require a change of zoning.
