Former pub and apartments have guide price of €700,000

FOUR apartments and the former Horse and Jockey pub site on Emmet Road in Inchicore are set to go under the hammer with a guide price of €700k.

The property is a mid-terrace residential investment together with an adjoining infill development site.

The property is internally arranged to comprise three apartments and one studio apartment, with a total floor area extending to approximately 130sq.m.

The total rent reserved is €52,308 per annum, according to the property listing by auctioneer Bid X1.

The derelict former Horse and Jockey Pub is included in the sale, and the development is described by auctioneer Bid X1 as being in a “sought after residential location”.

The subject site is located approximately three kilometres west of the city centre and is due to go under the hammer at an online auction by Bid X1 today, Thursday, July 11.

The former Horse and Jockey pub has been the subject of several planning applications since the pub was destroyed by a fire in 2005.

In 2014, plans by the Horse and Jockey owners to develop accommodation for 44 students at the site were rejected by Dublin City Council.

In 2017, the owners submitted another proposal for the site, for the construction of a residential and commercial development, ranging in height from two to four storeys.

The residential/commercial development was to be two separate blocks, comprising 19 apartments and a commercial/office unit, but the plans were refused permission by DCC.
