Guide price of €3.45 million for prime residential site in Templeogue village

A PRIME residential site in Templeogue Village – where Ashfield College was formerly located – has been brought to the open market by agents CBRE for a guide price in excess of €3.45 million.

The 1.13 acre (0.46 hectares) development site on the Templeogue Road has full planning permission for the demolition of its existing buildings and the development of 16 family homes.

It is to be sold by tender on Thursday, March 27, at 12 noon.

Under the terms of its existing planning permission, the site allows for the construction of four four-bed, end-of- terrace houses (151-169 sq m), four four-bed, mid-terrace houses (145-168 sq m) and eight four-bed semi-detached houses (112-169 sq m).

The subject lands are zoned ‘Objective RES – Residential – to protect and/or improve residential amenity’ under the South Dublin County Development Plan 2016-2022.

The site is located within one of Dublin’s most-established and sought-after residential areas and benefits from a wide array of facilities and amenities including schools, shops, restaurants, bars and parks.

Peter Garrigan of agents CBRE said: “The Templeogue area has continued to witness an upsurge in demand for residential units, However, the provision of sufficient stock has been somewhat limited.

“This in-fill opportunity represents one of the few opportunities in the past 20 years to develop a housing scheme in Templeogue Village.”

Ashfield College, which prepares students for the Leaving Certificate, spent 35 years in Templeogue Village, but moved to a new premises in Dundrum in 2015.

According to the CBRE brochure, the site is situated just 1.5km from Terenure village and 6km from Dublin city centre, whilst the lands also benefit from direct access to the M50 motorway, and the area is also well served by public transport with a Quality Bus Corridor (QBC) serving Templeogue Road.
