House prices along Luas Red Line increase

House prices close to Luas stops rose again by an average of 4% in the first quarter of 2019 according to new research from Daft.ie.

This means that buyers are now paying a staggering €129,000 more to live beside a Luas stop, 34 per cent  above the average asking price of €383,000 for a house in Dublin.

The rate of price increases in county Dublin was 3.5% last quarter, according to Daft.ie’s 2019 Q1 House Price Report. 

Daft.ie has launched their Q1 2019 Light Rail House Price maps.

The research which led to the creation of these maps analysed the average asking prices for two and three bedroom properties (controlling for time, size and type) close to each of the 98 Dart and Luas stops and stations in the Greater Dublin Area for the period between April 2018 and March 2019 and, for the first time, the 16 stops on the proposed MetroLink route.

As seen on previous Daft Light Rail Reports commuters on the Dublin south coastline pay on average the most for a property close to a DART station with prices averaging €670,000, an increase of €45,000 since 2018 Q1.

Along the Red Luas Line, the highest price for houses is from Suir Road heading for Heuston Station.

House prices at Suir Road are valued at €456,000 while Rialto is €456,00 and Fatima is €453,000.

Heading back up towards the Red Cow stop, house prices change – Bluebell (€341,000), Kylemore (€338,000) and Kingswood (€312,000).

The houses around Kingswood and Kilnamanagh have a house price of €312,000 while Belgard is €290,000.

Travelling for The Square stop, prices are at Cookstown (€269,000), Hospital (€266,000) and Tallaght (€311,000).

Moving up to Saggart the prices include Fettercairn (€243,000), Cheeverstown (€217,000), Citywest Campus (€331,000), Fortunestown (€297,000), and Saggart (€308,000).
