Information sought on plans for 79-build-to-rent residential development

ADDITIONAL information has been requested in relation to plans for the construction of a 79-unit build-to-rent residential development at the former Fodhla Printing Works site in Kilmainham.

Brookfield Property Ltd lodged the planning application last May, outlining plans for the construction of a part-two- to part-six-storey building to house the 79 build-to-rent apartments.

The proposed apartments consist of 14 studios, 48 one-bed units, and 17 two-bed units, including one two-bed duplex apartment.

According to the applicant, 54 of the 79 apartments are to be provided with balconies/terraces on the northern, north eastern, southern and south western elevations of the building.

Provision of ancillary resident support facilities and resident services and amenities, including bin storage and cycle storage at lower ground floor/basement level and reception, laundry, communal amenity areas, a residents’ workspace, a games room and a gym at ground floor level, is included.

The proposal includes communal open space areas, such as a children’s play space, and first floor level and roof terraces at fourth, fifth and sixth floor level. The development also includes a stair/lift core pop-up and solar panels at sixth floor/roof level.

In terms of parking provision, the development is to be served by 18 car parking spaces, 140 bicycle parking spaces, two motorcycle spaces, and 26 bicycle spaces are also provided at surface level.

On June 29, Dublin City Council requested additional information from Brookfield Property in relation to the planning application.

The requested additional information includes revised proposals that address the “significant impact on the amenity of existing occupiers by virtue of overlooking”, while clarification of the position of privacy/wind mitigation screens “so that their visual impact can be assessed” is also being sought.

The applicant has six months from the date of the local authority’s request to submit the required additional information for the planning application to proceed.
