Objections to Ballyboden HSE demolition plans

BAT surveys and construction traffic management plans are among the additional submissions of information, lodged by the HSE to local planning authorities in respect of a proposed development in Ballyboden.

The HSE has applied for planning permission to demolish its former building located at Good Counsel on the Edmondstown Road in Ballyboden.

An application was submitted to South Dublin County Council in April to demolish the existing Good Counsel buildings, associated outbuildings and adjacent garages and greenhouse.

Objections were lodged to the plans by Rathfarnham Area Residents Associations, expressing concerns for the loss of the buildings, and lack of traffic and habitat plans.

At the request of the council, the HSE have submitted additional information on bat surveys, traffic management, and tree surveys.

The plans also contain proposals to salvage architectural and interior features onsite site prior to the demolition works.
Licensing for the safe removal of asbestos flooring that has been identified within the building will also be sought ahead of the demolition.

Once the demolition has been completed, the footprint of the buildings will be covered with a granular fill, and the boundary along Edmondstown Road will be built to match existing boundary walls located on the site.

The application points toward the “future development of the site”, with all service connections to be capped off to accommodate future plans.

As part of the application, a set of record drawings, photographs and a report on the history of the site and its buildings will be lodged with the Irish Architectural Archive, which have also been lodged alongside the application.

South Dublin County Council are due to make a decision on the application by November 15.
