Old Nangor Road site on market with €2.9m guide price

A SITE just off the Old Nangor Road in Clondalkin has gone on the market with a guide price of €2.95m.

The 0.8-hectare site has the potential for retail or commercial development, subject to planning permission, according to selling agent CBRE .

The plot of development land is located in close proximity to the two significant residential developments, namely Kilcarbery Grange and the Clonburris SDZ.

Kilcarbery is a joint venture development of 1,034 residential units on 29 acres of council lands. The venture is being carried out by Adwood Ltd, which is a consortium of established Dublin builders Adroit and Maplewood, and South Dublin County Council.

The Clonburris development, located on 280 hectares of land located between Lucan, Clondalkin and Liffey Valley, has been primed for the development of 9,000 residential units to cater for a population of 23,000.

The subject site benefits from being a short drive from the Grange Castle Business Park, being less than 4km east of the M50, and being within 500m of three Dublin Bus routes.

The land is currently zoned for residential use under the current Draft South South Dublin County Development Plan 2022-2028.

However, it is understood that the vendor is only seeking proposals for commercial schemes on the subject site.
