Permission granted for six three-storey houses despite objections by residents

PERMISSION has been granted for the construction of six three-storey houses on a green space adjacent to St Paul’s Secondary School in Walkinstown, despite the proposal attracting two objections from nearby residents.

Templemount Developments Limited’s proposal is for the development of two semi-detached dwellings, and four terraced dwellings at Temple Manor Grove.

In curtilage car parking is to be provided in front gardens for each dwelling, and bike/bin stores and all associated site works are included.

In a planning report submitted with the application, the applicant stated that the subject site is zoned for residential use and is “shovel ready”.

“The public roads, public sewers, public footpaths and street lighting that adjoin the site are taken-in-charge by the planning authority,” stated the applicant.

“It is considered that the design of the proposed dwellings is visually compatible with the existing residential estate. The proposed density is compatible with the area.”

However, the planning application attracted two objections from residents in nearby housing estates.

Noel and Daragh Murphy submitted a joint objection to the development, citing potential overshadowing on existing houses in Wilkins Court and an increase in traffic and parking issues.

The Murphys said the proposal for six houses at that site “seems excessive” and that dormer windows at the front and rear of the houses would be “very unattractive” and not in keeping with surrounding properties.

Orla Campion and Gerry Fahy’s joint objection said the density is “not consistent” with existing density, and the houses would not be “visually integrated with the existing houses”.

They also outlined concerns about traffic and pedestrian safety and said the new houses “will cause major parking and traffic problems”.

South Dublin County Council granted planning permission for the construction of the six houses on August 9.
