
Permission refused for development of ‘out of character’ 36 apartments
PLANNING permission has been refused for the development of a 36-unit apartment block at the junction of Irwin Street on Irwin Court in Kilmainham.
Abbey Building Contractor Limited’s plans for the site included a residential development comprising one three- to seven-storey apartment block comprising 36 apartments.
The apartments comprised 13 one-bedroom units, 21 two-bedroom units and two three-bedroom units.
The provision of private amenity space was to be in the form of a balcony for each apartment and shared access to three south-facing communal amenity spaces in the form of roof terraces.
All ancillary works including landscaping, boundary treatments, a bin store, a bicycle store with 128 spaces and SuDS drainage were included.
On January 16, Dublin City Council decided to refuse permission for the development as it would “constitute overdevelopment of this restricted site”.
The council stated that “the significant exceedance of indicative density, plot ratio and site coverage standards” was one of the reasons the development was refused permission.
The council noted in its decision that the apartment block would “be visually incongruous in terms of its design, would be out of character with the streetscape and surrounding area.”
“The proposed development would seriously injure the residential amenities of adjoining properties,” said the council, “by reason of overbearing impact, reduced daylight/sunlight and overshadowing.”
