Plans to construct 117 new houses in Rathcoole

PLANS to construct housing in Rathcoole continue to develop as two new planning applications for housing were submitted to South Dublin County Council, with additional information requested on a previously submitted application.

Property development company Cavan Developments has applied for permission to construct 117 new houses on a site located adjacent to Broadfield Manor in Rathcoole.

Revisions to a previously approved development for the applicant on the same site have also been submitted, changing 28 three bedroom houses and townhouses to 25 four bedroom houses.

Additional information has also been requested on an application for the development of 60 houses on a site located on Johnstown Road, which was submitted by Milanville Ltd.

As part of the development of 117 houses adjacent to Broadfield Manor, 107 four bedroom houses will be built, along with one three bedroom house, three four bedroom townhouses, one three bedroom townhouse and a two bedroom house.

Amendments to the previously approved application for the site include a change of house type from 18 three bedroom houses and 10 three bedroom townhouses to 25 four bedroom houses.

Submissions on both of these applications can be made until August 31, with a decision on the new development and amendments to the previously approved development due by September 21.

The additional information requested on the development on Johnstown Road includes addressing the frontage of the site onto the Johnstown Road, due to the proposed plans not “considered appropriate for this high profile site” due to a lack of enclosure and placemaking.

As part of the additional information, a design statement to comply with the South Dublin County Development Plan must also be submitted, along with a revision of some of the units and revisions of landscaping and open space.
The decision to request additional information was granted on July 30.
