Plans to demolish Silver Granite pub for mixed-use development

THE SILVER Granite Pub could very well be demolished to make way for a five-storey mixed-use development with apartments should a new planning application get the go-ahead.

Hollyville Investments Limited has lodged a planning application with South Dublin County Council in relation to lands at the Silver Granite pub in Palmerstown.

Plans include the demolition of the existing building on site and the construction of a five-storey over partial basement, mixed-use development.

This development would comprise of a gastro pub/restaurant with an associated off-licence, two retail units, bin stores, bike stores and an ESB sub-station at ground floor level.

On a layout plan uploaded with the application, the two retail units are labelled as a pharmacy/bookmaker and a Spar.

The gastropub is planned to cover 560sq.m. with the bar/off license coming to 147sq.m., the Spar coming to 226sq.m. and pharmacy/bookmakers scaling to 157sq.m.

On the upper floors of the proposed five-storey development, plans are for them to be filled out with a total of 50 apartments.

This would break down into 25 one-bedroom apartments and 25 two-bedroom apartments, all of which will be provided with private balconies or terraces.

Proposals include communal roof gardens, car and motorcycle parking, landscaping and upgrade works to public realm including to the existing pedestrian crossing on Kennelsfort Road Upper.

All associated engineering and site works necessary to facilitate the proposed develop pertaining to lands at The Silver Granite pub and its car park adjoining Palmerstown Shopping Centre car park are included.

The applicant, Hollyville Investments Limited was incorporated in July 2017 and have an address at Leixlip House Hotel, in Co Kildare.

The listed directors of Hollyville Investments Ltd are Sean Towey and Frank Towey.

The closing date for third party submissions is November 11, with a decision due from the local planning authority on November 25, 2021.
