Primary care centre and nursing home site ‘ready to go’ is put on the market

A SITE that is “ready to go” and earmarked for the development of a Primary Care Centre and Nursing Home on Convent Road in Clondalkin has been offered for sale through agents Knight Frank, reports Laura Lyne.
Located at the junction of Convent Road (formerly Boot Road) and Fonthill Road South, the site is located within an established residential area to the northwest of Newlands Cross.
The entire site takes up an area of 1.18 acres and a contract to acquire a further 0.51 acres of land is in place with the HSE, subject to terms and conditions.
Currently located on the site is a three-storey, mixed-use building housing office and retail accommodation, along with a detached house.
Planning for the development of a 70-bed nursing home and a 34,972 sq ft primary care centre, café and GP suites was granted permission back in 2012 by An Bord Pleanála.
It will see the demolition of structures that are currently located on the site, and an agreement for the HSE to lease 28,000 sq ft of the proposed primary care centre is in place, with an “attractive rent” attached to the agreement.
