Retail units including Submarine bar available to let at the Ashleaf Centre

RETAIL and office opportunities are being advertised to let at the Ashleaf Shopping Centre in Crumlin.

Up to 13 retail and office units are available, including the site of the former Submarine Bar, which closed down and went into receivership in 2013 with the loss of 45 jobs.

The adjoining pub Rory O'Connors, subsequently re-opened under a lease agreement with a seperate stakeholder.

Property agents Bannon are handling the letting opportunities at the Ashleaf centre, which was constructed in 2000.

The scheme comprises approximately 180,000 sq ft and is anchored by Dunnes Store with 23 retail units occupied, including a medical centre and office suites on the upper floors of the scheme.

Bannons brochure cites the centre as easily accessible from all major transportation links including the M50, Luas and Dublin Bus.

The scheme benefits from 600 car parking spaces.

Key retailers include Lloyds Pharmacy, Strabucks, Carphone Warehouse and McDonalds.

One of the available units located directly opposite Dunnes main entrance, has a retail area of 1,021 sq ft and is available by way of a new flexible lease.

The unit has a service charge payable in 2018 of €10,973, local authority rates payable in 2018 are thought to be in the region of €13,105.

Office suites available at the centre range from 111 sq m to 488 sq m.

Grant Thorntons were appointed receivers to specific assets of former Ashleaf owner Gary Smith in 2013.

Seven-screen cinema

Plans by Mr Smith for a seven-screen cinema to replace the Submarine Bar, were granted permission by South Dublin County Council in 2012 – prior to the property going into receivership.

In 2008, plans by Mr Smith for an 80-bed hotel at the site, were turned down by An Bord Pleanála.

Grant Thorntons were granted planning permission in 2014, to replace the Submarine Bar with a restaurant, gym and retail unit, although this development has not gone ahead.
