Sheldon Park Hotel submit plans to develop 85 apartments in Kylemore
THE owners of the Sheldon Park Hotel have submitted plans for a development containing 85 apartments in Kylemore.
Arcourt Ltd – who trade as the Sheldon Hotel – submitted a planning application to Dublin City Council, which includes the demolition of seven cottages on the Old Naas Road to make way for the development.
In March, 2016, Dublin City Council granted permission to Arcourt for a previous planning application, which contained proposals to demolish four cottages on Old Naas Road (numbers 11-14) and construct two blocks comprising 23 aparthotel suites and six apartments at a site adjacent to the hotel.
Prior to that, in 2015, An Bord Pleanála and Dublin City Council rejected plans by Arcourt for a four-storey 33 apart-hotel suite development at the location.
At the time, planners cited the “scale and height” of the project and “historical value” of cottages “dating from 1908”.
A number of residents living on the Old Naas Road objected to the plans in 2015, citing the “historical significance” of the cottages.
The latest planning application, submitted by Arcourt on January 31, 2017, includes the demolition of a further three cottages to make way for the development – numbers 8-14 Old Naas Road.
Plans contain proposals for a three-block development on a 0.5 hectare site, ranging from 4-6 storeys.
Block A comprises 48 units (12 one-bed and 36 two-bed units), Block B comprises six one-bed, 11 two-bed and 12 three-bed units, and Block C comprises eight two-bed units.
The overall development shall provide for 86 car parking spaces, four designated parking spaces, 85 bicycle parking spaces, children’s play area, and communal open space.
Vehicular access to the site will be via Old Naas Road and 12 existing car-parking spaces will be removed from the front of the Sheldon Park Hotel car park and relocated to the rear of the Sheldon Park Hotel to accommodate the development.
Permission is also sought for all associated site development, services and landscape works.
Dublin City Council have yet to make a decision on the planning application.
