Three new warehouses in Greenogue approved

PLANS for the development of three warehouses at College Lane in Greenogue, Rathcoole, have been given the green light by South Dublin County Council – however a 10-metre strip of land at the site is to be maintained as a wildlife corridor as part of the grant of permission.
Developer Nocsy 2 Ltd lodged the plans last October, when they sought permission for the demolition of an existing dwelling and associated garage and shed at the site to make way for the construction of three warehouses with ancillary office and staff facilities.

All of the warehouses are to contain a warehouse area, ancillary office areas and staff facilities.
The first warehouse will have a maximum height of 15.75 metres, with a gross floor area of 5,619 sq.m, the second warehouse will have a maximum height of 16.35 metres, with a gross floor area of 6,724 sq.m, while the third one will have a maximum height of 18.9 metres, with a gross floor area of 10,095 sq.m.
The development will also include the provision of a new vehicular access to the site from the Aerodrome Roundabout, in lieu of the extinguishment of existing multiple access points from the R120 Newcastle to Rathcoole Road.
Provision of an internal roundabout, pedestrian access, 187 ancillary car parking spaces, bicycle parking, HGV yards, level access goods doors, dock levellers, access gates, signage, hard and soft landscaping, lighting, boundary treatments, ESB substations, sprinkler tanks and pump houses is included.
South Dublin County Council granted permission for the development on April 1, with a number of conditions.
These conditions include the stipulation that no additional development can take place above roof parapet level, and that public services to the development are to be located underground.
In terms of green infrastructure, the council stated that the entire western 10m strip of land between the banks of the watercourse and the structures shall remain free of roads, pathways, car parking or any other form of development/works, and the entire western 10m strip of land shall be maintained as a wildlife corridor.
