Unique period building on the market at €2.5 million

THE ORLAGH retreat centre located on Gunny Hill at the junction of Ballycullen Road and Old Court Road is for sale with an asking price of €2.5 million.

Located on 40 hectares of land, the retreat and conference centre includes 31 bedrooms, reception rooms, an oratory and catering facilities within 1,608 sqm of floor space.

The selling agent, GVA Donal O’Buachalla says that Orlagh is a “unique opportunity to acquire a substantial refurbished period building with modern extensions, occupying an elevated site with spectacular views”.

Orlagh was first constructed in 1790 as a private residence by barrister Luncy Foot esq, and changed hands a number of times until it was purchased in 1872 by the Order of St Augustine.

An extension was added to the west wing of the ground floor during the 1840s, with a number of extensions added to the property in the two decades following the purchase by the Order of St Augustine.

Additional land was acquired in 1945 and 1963, with a major refurbishment of the entire property taking place during the 1980s.

It was developed into a retreat centre in 1997 due to falling numbers, with the retreat centre due to close this year.

It is being touted as a long-term development opportunity (subject to planning permission), with potential for conversion of the property to a wide range of uses.

Potential uses for the property and its adjoining lands include a hotel and leisure centre, a large estate home, residential units, a conference and training centre, a wedding venue or for educational use.

The property includes a ground floor of 640 sqm, a first floor over 646 sqm, a second floor that consists of 138 sqm and a basement of 184 sqm.

It is available in one or two lots, with lot one comprising the property along with 34.75 hectares of land and lot two comprising of 5.26 hectares that front Old Court Road.
