€10.75m programme for upgrade and repair to homes in Balgaddy commences

THE €10.75 million programme of works to upgrade and repair the homes and surrounding areas in Balgaddy estate has commenced, after being delayed by Covid-19 restrictions.
As reported in The Echo previously, there have been several issues with regard to infrastructure, structural issues and conditions of some of the houses in Balgaddy estate, with many residents complaining of mould, dampness and leaks.

The issues in Balgaddy were raised by a committee of councillors at an area committee meeting in January this year, and South Dublin County Council responded by saying that initiatives for Balgaddy have been “prioritised”.
The authority say that they are committed to repairing some of the homes in Balgaddy, which were built in the ‘Celtic Tiger’ era, between 2004 and 2007, and have proposed planned maintenance to achieve these significant repairs.
A programme of works totalling €10.75 million was agreed by councillors in May 2019, which includes a painting programme of €750k, safety works of €1m, Balgaddy specific works of €500k and Windows and doors Programme totalling €8.5m.
To date, painting works have been completed in the communal areas of 31-39 Meil an Rí Road, with several other tendering for painting under way on the same road and Foxdene Avenue.
Roof inspections were carried out on Foxdene Avenue on May 7, with specification and bill of quantities for the works required being prepared for tendering. There are further roof and terrace inspections to be carried out at Tor an Rí Lane and Meile an Rí in the coming weeks.
On Saturdays April 24 and May 15, housing maintenance crews carried out extensive cleaning and removal of waste in communal areas of properties in Balgaddy, and the tendering process has commenced for the replacement of 20 broken glazing units to individual properties in the area.
A roofing and door Contractor was on site last week on May 24, and a number of doors and locks have been replaced but have subsequently been damaged due to vandalism.
As well as these repairs and updates on the houses in the area, two new Public Lighting Columns will be installed in the coming weeks in the public park.
