344 apartment plan for ABB site on Belgard Road

THE site of the former ABB building on the Belgard Road is the subject of a new planning application for the development of 334 apartments.

The formal planning application was lodged by developer Landmarque Belgard Development Company Limited on May 18, following on from a pre-planning consultation.

At the time of the pre-planning consultation last year, Landmarque proposed the development of 380 apartments on the site, before scaling down the development for their formal application.

In their current application, Landmarque outlined plans for the construction of 216 apartments and 118 build-to-rent apartments.

The housing scheme, called Belgard Road SHD, is to contain three apartment blocks ranging in height from two to 13 storeys.

The first block is to house 91 one-bed units, one two-bed, three-person unit, and 26 two-bed, four-person units.

The second and third blocks are to contain two live-work studio units, 102 one-bed units, 12 two-bed, three-person units, 88 two-bed, four-person units, one two-bed, four-person live-work unit and 11 three-bed units.

There is also a commercial aspect to the proposal, in the form of four retail/café/restaurant units and three commercial spaces associated with three live-work units.

Permission is being sought for 670 bicycle parking spaces and 117 car parking spaces at ground floor and basement level.

A decision on the development, called the Belgard Road SHD, is due from An Bord Pleanála by September 6.

This is the latest proposal for a residential development in the area, with the location set to become a hub of construction activity as a result of a number of approved residential developments in the locality.

A notable approved housing development site is the former Cable and Wireless site on the corner of Airton Road and Belgard Road, which is set to house 328 apartments across two apartment blocks, after developer Power Scaffolding Supplies Ltd was granted planning permission last year.

Meanwhile, in 2017, Marlet Property Group acquired a nearby 7.2-acre site off the Belgard Road for a reported €16 million.

The site possesses several warehousing units which previously housed Cuisine de France, Uniphar and Kerry Group.

One land package was created through the assembling of a number of individual sites, which stretches back to Belgard Retail Park.

Ten-year permission for a strategic housing development at the site comprising of 438 apartments, 403 student accommodation bed spaces, a childcare facility and six retail units were granted in 2019.

That site is known as Belgard Gardens and it is adjacent to Belgard Retail Park.
