545 build-to-rent apartments approved

PLANS for the construction of 545 build-to-rent apartments at Concorde Industrial Estate in Walkinstown have been given the green light by An Bord Pleanála (ABP).

Silvermount Limited, with an address on the South Circular Road, lodged the plans last December and outlined their proposal.

The proposed development consists of 545 apartments, comprising 19 studios, 220 one-bed units, 35 two-bed, three-person units, 254 two-bed, four-person units, and 17 three-bed units.

The apartments will be housed across six blocks, which will range in height from single-storey to ten-storeys, and a restaurant – which will be a standalone structure – forms part of the plans.

Provision of 12 commercial units, including five café/restaurant units, a creche and a medical centre, are also listed in the proposal.

The developer is also seeking permission for 270 car parking spaces, 668 bicycle spaces, communal open spaces and internal common areas to serve the proposed development.

The planning application has been lodged through ABP’s fast-track planning scheme, as the proposed development is a Strategic Housing Development (SHD).

On April 21 last, ABP granted permission for the development with a number of conditions.

These conditions include the omission of a single-storey pavilion café and restaurant building, with the proposed location being instead landscaped to provide additional communal open space.

Provision of garden terraces for ground floor apartments in Block F and a “suitable privacy strip or low-level boundary treatment” is to be applied to delineate public and private amenity areas is also included as a condition.
