62-acre Bohernabreena farm has guide price of €1.2 million

A 62-ACRE farm on the outskirts of Tallaght is set to go on sale by public auction in the coming weeks.

The agricultural lands are located on the south side of Ballymana Lane, Kiltipper, and extends to the northern side of Ballymaice Lane, Bohernabreena, Dublin 24.

In close proximity to Tallaght, the farmlands are being brought to the market by Coonan Property and will go to public auction at Tallaght Cross Hotel on October 6 at 3pm.

The two interconnecting parcels of land for sale can be sold as two separate lots or as one entire plot, priced at €1.2m.

Lot one is priced in excess of €400,000 and comprises of 16.21 acres and includes a single storey cottage, coach house and outbuildings at Ballymaice which are in poor condition in need of “extensive refurbishment”.

Lot two offers 46.48 acres, including a derelict cottage with outbuildings at Ballymana and is being priced at more than €800,000. The lands are of good quality pasture and laid out in several sub-divisions, separated by hedgerows.

The lands are located in an area with two zoning objectives under the council’s current county development plan – agriculture and high amenity. Under the high amenity zoning, any developments on the site must ‘protect and enhance the outstanding natural character and amenity of the Liffey Valley, Dodder Valley and Dublin Mountain areas’.

There is an opportunity for large scale development as the property is open to consideration for facilities such as childcare, bed and breakfast, health centre, public services, residential, restaurants and cafés, community centres and more.

Conveniently located less than 6 kilometres away from the Tallaght Red Line Luas and 3km from Tallaght Square. The site is also close to the N81 and M50 and has a number of direct bus routes to Dublin City Centre.
