74 apartments over three blocks are approved for Hayden’s Lane

PLANS for the construction of three apartment blocks on Hayden’s Lane in Adamstown, Lucan, have been given the green light by South Dublin County Council.

The planning application was lodged by Jackie Greene Construction Limited last December, where they outlined their plans for the residential development.

The proposal includes the construction of three apartment blocks, with heights of three- to five-storeys, to house a total of 74 apartments.

The apartments are to be provided in the form of 20 one-bed, 48 two-bed and six three-bed units, all with associated private balconies and terraces.

Vehicular and pedestrian access is to be provided from Hayden’s Lane to the north west of the site, while pedestrian access is from Griffeen Park to the south east of the site.

Provision of car and bicycle parking, public and communal spaces, bin stores and all associated site development and clearance works is included.

The application received over 30 third-party submissions, where concerns were raised about a potential impact on residential amenity, such as overshadowing, it being “intrusive” to the existing streetscape, the “excessive density” of it and a lack of open spaces and amenities.

Other issues raised by the objectors include the potential impact on traffic, access, and parking due to an increase in traffic and parking as a result of the development, while objections were also lodged against the removal of mature trees which form part of the plans.

South Dublin County Council granted permission for the development on July 11, with a number of conditions.

These conditions include a requirement for the development to hire an independent, qualified arborist for the duration of the construction works, and they have to submit a developed Construction Traffic Management Plan.
