City council planners raise concerns about apartments

DUBLIN City Council planners have expressed concerns regarding the layout and design of a proposed apartment block development in Bluebell.

Crekav Landbank Investments Ltd are seeking permission to build 340 residential units at Carriglea Industrial Estate, Muirfield Drive, Naas Road.

Plans contain proposals for the demolition of 9,000sq.m. of existing structures on the site, to make way for eight apartment blocks and 340 residential units, along with the construction of a crèche, external play areas and 348 car-parking spaces.

City planners have asked Crekav to provide additional information in a number of areas, including the layout/design, which they have “serious concerns” about due to the “close juxtaposition of all blocks and height mass of the blocks.”

Planners also have “serious concerns” regarding the open space proposals for the site and a “poorly defined relationship between pedestrian/cycle routes and residential spaces.”

Planners have also asked for directives on the crèche, which they consider a “poor quality area”, and further clarifications on the masterplan, drainage and roads and traffic plans.

The applicant is requested to investigate the potential to upgrade the junction of Naas Road/Old Naas Road/Muirfield Drive.

The site has a stated area of 2.62  hectares and forms part of the Carriglea Industrial Estate, Muirfield Drive, Naas Road.

There are currently two access points to the site, one from Muirfield Drive which is gated and locked, and the second from Concorde Industrial area, which is the primary access.

The site currently houses three industrial units with surface parking throughout.

Dublin City Council have yet to make a decision of the Crekav planning application.
