Council looking for expression of interest for units on Airton Road
SOUTH Dublin County Council invites Expressions of Interest for proposed usage of two new build, ground floor units in the Airton Road development located at the junction of Greenhills Road and Airton Road.
The development, which consists of Unit 1 Block C and Unit 2 Block D, was recently acquired by SDCC and is advertised as suitable for “community, sporting, recreational or other community-focused uses.”
Unit 1 measures approximately 183sqm, while Unit 2 is sized 173sqm. Both units are currently in a shell and core finish and provide prominent ground-floor level frontage.
SDCC has indicated that all fit-out costs are to be borne by the successful applicant and not the Council.
A successful applicant should be capable of providing a financial proposal or cost plan to outline the levels of capital investment on the part of the applicant and a proposed rental proposition and a detailed Business Plan.
Previous or current experience in successfully operating a space of this size and the ability to demonstrate capacity to manage and operate such a facility is included in SDCC’s criteria for the applicant.

The Council has also called for the applicant to ensure the future development makes a positive contribution to the local community, providing “demonstrable local benefit and contributing positively to activity and vibrancy in the area.”
As part of the application criteria, SDCC has listed a series of considerations that are worth noting, including the independent responsibility for legal fees, a fixed-term lease agreement, water and electricity costs to be borne by the successful entity and the payment of stamp duty VAT and any other statutory costs.
SDCC also point to the “limited number of designated car parking spaces for the units” that will be provided as part of the agreement, stating that “all parking arrangements should comply with any local Management Company requirements and the normal public road parking rules, as there is limited parking in the vicinity of the units.”
The Council are also to be informed of any fit-out works, external signage or internal modifications to the units and no works should commence until approved by SDCC.
