Fast-track plans for 463 homes at Citywest Road

A notice containing plans for the development of 463 dwellings at Citywest Road and Magna Drive in Citywest was erected at the site of the proposed development.

Glenveagh Homes Limited, who bought the site in 2018, is seeking permission for the construction of 353 apartments across seven apartment blocks, 89 houses, and 21 duplex apartments across two three-storey buildings, through An Bord Pleanála’s fast-track Strategic Housing Development system.

It is proposed that there will be 22 studio apartments, 65 one-bed apartments, 242 two-beds, and 24 three-bedroom apartments.

The houses are to consist of 51 two-bedroom dwellings, 20 three-bedroom houses and 18 four-bedroom houses.

The duplex apartments, which are to be housed across two three-storey buildings, are to consist of 17 two-bed units and four three-bed units.

Provision for a community building, 401 car-parking spaces, 364 bicycle spaces, and public open space areas is also included in the application.

According to the site notice, vehicular access to the proposed development will be provided by the Citywest Road (N82), and will include pedestrian crossings and works, while secondary vehicular and pedestrian access is to be provided by lands to the north of the subject site.

A decision on the application has not yet been made by An Bord Pleanála.

Last Tuesday morning, Glenveagh’s shares dropped in reaction to Sinn Féin’s recent electoral success, with fears that the party’s policies will have an impact on housebuilders and banks.

Glenveagh recently committed to constructing between 2,350 and 3,050 new homes annually between 2022 and 2024.
