Five warehousing units plan for ‘the field with the sheep’

PERMISSION is being sought for the construction of five warehousing units, three office units and a cafe/restaurant at a site known locally as “the field with the sheep” in Ballymount Industrial Estate.

Blackwin Limited has applied for planning permission for a site at Calmount Road and Ballymount Avenue, in Ballymount Industrial Estate, Dublin 12.

Proposals are for the construction of five warehouse/logistics units, including an ancillary office use and entrance/reception areas over two levels.

The maximum heights of the units come to around 17.09m and a combined total gross floor area (GFA) of 20,158sq.m.

Each warehousing unit includes car parking to the front and service yard which include loading bays for Heavy Goods Vehicles (HGV) to the rear of each unit.

There is some 200 car parking spaces and 110 cycle spaces provided for the logistics units along with dedicated signage zones.

Three three-storey “own-door” office buildings with maximum heights of around 13.45m and a GFA of 4,194sq.m are incorporated into the plans.

A total of 77 car parking spaces, 50 cycle parking spaces and a bin storage area are proposed for the office buildings.

Plans include the construction of a cafe/restaurant unit, with a maximum height of around 6.09m, a GFA of 213sq.m, and signage, to be located to the south western section of the site.

This aspect of the plans include associated outdoor seating and a binstore, 14 car parking spots and 10 bicycle spaces.

The proposal includes five ESB substation buildings, access off both Ballymount Avenue and Calmount Road, and alterations and upgrades to public footpaths and road.

Plans provide for vehicular and service access points, associated internal access roads, internal access roads, and circulation areas and footpaths.

Landscaping and planting, entrance signage, boundary treatments, lighting, PV panels, green roofs, and an underground foul and storm water drainage network are also part of the plans.

According to Google maps, the subject site is known as “the field with the sheep”.

Third party submissions relating to this planning application are being accepted by the planning authority up until May 10, 2022.

South Dublin County Council are set to make a decision on the proposal by May 31.
