Foxhunter pub site on the market for estimated €3m

THE former Foxhunter Pub was put back on the market through agent Savills.
Though there is no official guide price for the property, it is estimated it could be sold for €3 million which is a good €14 million off the price it sold for in 2007.

It sits on a 3.1-acre site with 127 metres of frontage to the N4 between Lucan and Palmerstown.
A spokeswoman for Savills told The Echo: “We just announced that it was on the market. There has been a lot of interest so far with a good number of phone enquiries.”
The site should interest retailers, forecourt operators, food and beverage providers, and speculators. In addition to retail, its zoning also allows for a motor sales outlet and offices of less than 100sq m (1,076sq ft).
There could also be interest from developers looking to redevelop the site for residential,
This would require a change of zoning.
Planning permission was granted in 2006 for the construction of 14 houses in its grounds, but the development never went ahead and permission lapsed.
In 2007 it was bought by Select Retail Holdings, a consortium that included property developer Bernard McNamara for about €17million.
It closed in 2012 and was in the hands of receiver Tom Kavanagh before being sold to Avoca in 2014.
Avoca announced plans for a new outlet there in 2014, which would primarily have been used as a food market. Avoca later abandoned the plan.
Councillor Liona O’Toole has welcomed the news that the site is up for sale. Cllr O’Toole said she would like the site to be developed into a facility that could be used by the whole community.
She said: “It is great that it is up for sale. We have been waiting so long for this. I see that they are looking for €3million.
“It is a long way off the €17million it was sold for in 2007.
“Ideally I would like to see some Avoca-type development go in there, something that could be used by all of the community and by the people who use the N4.
“It must be one of the busiest roads in the country. I think it would be ideal for some kind of restaurant.”
