Hotel group plans for 224-unit development

TETRARCH, the hotel group that owns Citywest Hotel, has submitted a planning application for 224 apartments on Garter Lane.

Located adjacent to the junction with Fortunestown Lane, Tetrarch say the development will provide a “significant volume of affordable homes for rent and accommodation for independent and senior living.”

The application is being made through a Strategic Housing Development (SHD) application, and in line with the Sustainable Neighbourhoods Statements of the South Dublin County Council Development Plan.

According to the plans, the development site has ready access to schools, shops, local amenities and the Luas Red Line terminus, which is located adjacent to the site of the proposed scheme.

All apartments will be fully adaptable to any disability need.

Each apartment will have its own balcony or terrace and will achieve the highest BER ratings.

The high density of units will allow for “generous communal open spaces”, a landscaped green space and a dedicated children’s play area.

The development contains 160 car-parking spaces and 480 bike-parking spaces.

A Tetrarch spokesperson said: “This scheme at Garter Lane will provide 224 new homes with a focus on affordable and independent and senior living in Dublin’s fastest growing residential area.

The scheme is designed to link well with surrounding locations and incorporates communal green space and a playground.

“This is the starting point for what we hope, subject to rezoning, will result in the larger-scale provision of new homes through our masterplan for Citywest.

The masterplan for Citywest will include, amongst other elements, substantial affordable rental and senior living components.

We plan to publish details of this masterplan and to engage in extensive stakeholder consultation from early autumn.”
