Industrial hub gives Baldonnell €40m bonanza

Balldonnell Site   01THE development of a €40 million state-of-the-art logistics and industrial hub in Baldonnell has the potential to deliver up to 1,000 jobs and a cash injection of €3 million in developer fees to South Dublin County Council – with the local authority also expected to reap €500,000 annually in rates, The Echo can reveal.
On Wednesday, Mountpark Logistics EU indicated that it is poised to invest €40 million into the creation of a state-of-the-art logistics and industrial hub at a recently purchased 35-acre site in Baldonnell – the planning application for which is expected to be lodged with South Dublin County Council in the coming weeks.

According to Mountpark, the proposed development will create up to 120 jobs during the construction phase, which is targeted to start in late 2015, with up to 850 jobs expected to be generated by the companies operating from the hub – plus an additional 150 ancillary service jobs.
The Echo has learned that, if construction is given the green light, South Dublin County Council could be in receipt of a once-off, €3 million pay-out in developer fees, alongside netting a rates payment of €500,000 annually. 
Located at Barney’s Lane on the N7, the site lies between Casement Aerodrome and Baldonnell Business Park, and is conveniently close to the M50, Outer Ring Road, N81 and N4 and well connected to key business parks in South County Dublin, including Citywest, Grange Castle in Clondalkin and Greenogue, Rathcoole – making the Baldonnell site an ideal choice for the growing logistics sector. 
Mountpark Logistics EU, which is a joint venture between UK-based Mountpark and the USAA Real Co of America, specialises in building logistics centres. 
Formed in 2014, the joint venture is already engaged in projects in the UK, Poland, Czech Republic and Slovakia – with the Baldonnell site Mountpark’s eight logistics investment in Europe. 
According to Mountpark, the increasing importance in online retailing and commerce has seen a substantial rise in the demand for premises suited for logistics.

Mountpark has indicated that it intends to commence with development once statutory approvals are achieved, after which they will begin to market the properties to potential business tenants.
