Irish Farming property goes on market with €1.5m price tag

A PROMINENT Irish farming property in Bluebell, will be up for auction on March 12.

IFAC House, on Old Naas Road has had its guide price halved to €1.5m.

Online auctioneer BidX1 is conducting the sale and it is understood to be on behalf of the farming, food and agri-business specialist professional service firm, Irish Farm Accounts Co-operative Society Limited best known by its brand name IFAC.

About two years ago it was offered to the market for €3m but at that time almost half the property was let to two tenants and generated €106,000 in rental income. The remainder of the four-storey building was owner occupied.

Extending to a total of 17,463 sqft, its ground floor extends to 4,464 sqft while each of the other three floors stretch to more than 4,300 sqft.

The property is arranged over four floor levels to provide an extensive detached office building. Internally, the property comprises office accommodation on each floor with a combination of open plan and cellular office/meeting rooms.

The property is located off the Old Naas Road close to the junction with Kylemore road. Surrounding occupiers include FBD Insurance Head Office, Mitsibishi Motors Ireland and VHI Healthcare.

The area in line for major changes in the coming years with local authority plans for The City Edge urban renewal project.

Plans launched for City Edge in 2022 by Dublin City Council and South Dublin County Council include proposals for up to 40,000 homes on lands in Naas Road, Ballymount and Park West over the next 50 years.
