Planning and retention permission sought for Maxol service station site

PLANNING permission and retention permission is being sought for development at the Maxol service station site in Adamstown, Lucan.

The development for which Maxol is seeking permission consists of the change of use and incorporation of the unused lands into the service station site.

The proposal includes the removal of the intervening boundary, and construction of an EV Charging Hub.

Revisions to the overall site layout are included, resulting in the provision of 33 car parking spaces, marking an increase of 15 car parking spaces.

Alterations to vehicular circulation, relocation of air and water services, offset fills, vents and associated chambers form part of the plans.

Provision of replacement foul water treatment plant with associated plant and percolation area, foul drain infrastructure for future connection to foul sewer, and new external lighting, are included.

Changes to levels, hard and soft landscaping including revised boundary treatments, associated site servicing are proposed.

Development for which retention permission is sought consists of an external gas tank with associated enclosure.

Retention is also sought for extensions to the filling station building comprising an entrance porch/lobby area and back of house extension.

Alterations to the internal layout of the building including the incorporation of a back-of-house area into the front-of-house area, increasing circulation spaces.

Retention permission is sought for an extended café restaurant for the sale of hot and cold food for consumption both on and off the premises including a change of use to restaurant use of a 20 sq.m area.

The permitted café seating area (50sq.m) and the net retail area (100sq.m, including a 12.5sq.m ancillary off licence) will remain unchanged.

A decision on the application is due from South Dublin County Council by July 18.
