Plans for 245-unit estate in the Adamstown SDZ

ADDITIONAL information has been submitted in relation to plans for the development of a 245-unit housing estate in the Adamstown Strategic Development Zone (SDZ) in Lucan.                       

Quintain Developments Ireland Limited has submitted the planning application for the homes last January, with the development to be comprised of a mixture of terraced and detached houses, duplexes and apartments.

Permission is being sought for 169 two-storey, three-bedroom houses and 45 three-storey, four-bedroom houses.

The application also includes proposals for 15 apartments in one five-storey unit, comprising two one-bed apartments and 13 two-bed apartments.

The proposed duplexes will be located in one three-storey block and will comprise eight single-storey, two-bed units and eight two-storey, three-bed units.

The application also includes provision for 1.24 hectares of public open space and 370 car-parking spaces.

South Dublin County Council requested additional information from the developer last February, including a new layout giving consideration to the relocation of car parking spaces so that they are closer to the proposed dwellings, and clarification on the number and location of car parking spaces.

Other additional information that the local authority requested includes details about traffic calming, an up-to-date survey of outbuildings on-site which were surveyed in a bat survey in July last year, a layout identifying the area for a ‘dark zone’ for locally impacted bat species, and a stand-alone Project Construction and Demolition Waste Management Plan.

The developer submitted the requested additional information to the local authority in late April.
