Plans for Belgard development at critical consultation stage

PLANS for the development of 133 affordable apartments at Belgard Square North in Tallaght have recently reached the Part 8 public consultation stage.
As previously reported in The Echo, South Dublin County Council gave a presentation on the plans at last month’s council meeting, detailing a proposal for the housing to be a bespoke development for long-term rental, at significantly less than market rates.

The aim of the development is to offer affordable rents for moderate-income households, according to the council, and it is proposed that the development will be a joint housing venture with Approved Housing Bodies such as Tuath Housing and Oaklee Housing.
The development is to take the form of three apartment blocks, ranging from three to eight storeys high.
The first block is to contain two studio apartments, 31 one-bed apartments and 28 two-bed apartments.
The second block will house one studio apartment, 33 one-bed apartments, 35 two-bed apartments, one three-bed apartment, and a community facility.

The third block comprises two three-storey, three-bed maisonette apartments.
Provision of a podium to accommodate 39 car-parking spaces, which includes three universal access spaces, 246 secure bicycle spaces, an ESB substation and switch room, plant rooms, bins and other maintenance stores, is included.
The proposed development is to be located on council lands to the west of the recently developed link road that connects Fourth Avenue in Cookstown and Belgard Square North.
The construction of the link road, which is now complete, began last December, with the council stating that the road is “essential to facilitate the future development of the Cookstown area”.
The plans for the Belgard Square North development are available to view online on the council’s public consultation portal website, www.consult.sdublincoco.ie, until September 18.
Due to restrictions caused by the Covid-19 pandemic, plans and particulars of the development will be available for inspection or purchase at the cost of making a copy, at County Hall in Tallaght by appointment only until September 4.
Submissions and observances in relation to the development can be made on the online portal until midnight, September 18, or in writing on the same day by 4.30pm.
