Plans for six-storey hotel at former motor business

PLANS for the demolition of a former motor business to make way for the construction of a six-storey over basement hotel at 30 Old Kilmainham on Kearns Place, Kilmainham, have been lodged with Dublin City Council.

Ladas Property Company Limited submitted the plans this month, seeking permission for the demolition of the single-storey former motor business, to be replaced with the hotel.

The hotel building is to contain 80 bedrooms in total, a reception area, hotel restaurant, a common area, a 152.52 sq.m commercial unit, and there is provision for eight carparking spaces plus services for the hotel at basement level, while bicycle parking and waste collection is to be at first floor.

There are to be 22 bedrooms each on the first, second and third floor levels, seven bedrooms and a rooftop café and a landscaped roof terrace accessible to hotel guests are to be at fourth floor level, while another seven bedrooms are to be located on the fifth floor.

The proposed development will feature a semi-private amenity walkway alongside the River Camac and ESB substation at ground floor level, and SuDS measures including green roof, permeable paving and attenuation tank, food compensation storage and flood defences at basement level.

Provision for all other ancillary works and plant to service the hotel is included in the application.

The last date for observations on the plans is January 16, 2020, while Dublin City Council has yet to make a decision on the plans.
