Plans lodged for 479 apartment development off Long Mile Road
C DUFFY Properties has submitted an application to South Dublin County Council’s Planning Department for the construction of a large-scale residential development on a site bounded by Long Mile Road to the south and Naas Road to the north.
The development, which sits on a 1.8-hectare site, will consist of six apartment blocks, ranging in height from seven to 15 storeys, together with a three-storey childcare facility at podium level.
To facilitate the construction of the new structures, any remaining buildings on the site will be demolished, including warehouse structures and an office building.
A total of 479 residential apartments are proposed, comprising 27 studio units, 203 one-bed, 35 two-bed, 38 three-bed units, as well as 176 two-bed four-person units.
The proposed childcare facility will measure 618.5sqm and will sit at podium level, while a further 6 commercial units will sit at ground floor level, over approximately 2,305sqm.
Space for parking will be provided on the site, with two podium levels of car parking included in the plans, comprising residential spaces, visitor spaces, non-residential spaces and creche spaces.
Additional on-street car parking spaces are also listed in the plans, alongside bicycle parking, including cargo bicycle spaces and motorcycle parking spaces.
Vehicular site access will be from the existing site entrance on Long Mile Road.
To facilitate construction, all other ancillary site development works will be completed, including site services and piped infrastructure.
Plans also include the installation of public lighting, bin stores, bike stores, PV panels, boundary treatments and the provision of public, communal and private open space areas.
Hard and soft landscaping, formal and informal child play spaces, sedum green roofs, SuDS, site services, and all other associated site excavation, infrastructure and site development works above and below ground will be completed following stage.
An Environmental Impact Assessment Report (EIAR) and a Natura Impact Statement (NIS) have been prepared in respect of the proposed development.
A decision on this proposal for planning permission is due on November 26.
